Greater tokyo apartment sale prices down in january, ending 72-month streak

According to REINS, 2,667 second-hand apartments were reported to have sold across greater Tokyo in January, down 10.7% from the previous month but up 1.0% from January 2018. The average sale price was 32,940,000 Yen, down 2.5% from the previous month and down 1.9% from last year. The average price per square meter was 514,600 Yen, down 1.8% from the previous month and down 0.3% from last year. This ends a 72-month streak of year-on-year increases in sale prices.

Within the greater Tokyo region, Saitama Prefecture saw prices-per-square-meter up 4.3% from last year, while Chiba Prefecture saw a 2.4% increase. Yokohama City saw a 8.2% drop from the previous month and a 3.9% drop from last year.

1,375 second-hand apartments were sold in the Tokyo metropolitan area, down 10.8% from the previous month and down 2.0% from last year. The average sale price was 40,210,000 Yen, down 2.0% from the previous month and down 2.4% from last year. The average price per square meter was 678,100 Yen, down 0.5% from the previous month and down 0.3% from last year.

Central Tokyo’s 3 wards

In central Tokyo’s 3 wards of Chiyoda, Chuo and Minato, the average sale price was 59,820,000 Yen, down 1.1% from the previous month but up 0.1% from last year. The average price per square meter was 1,118,400 Yen, up 0.8% from the previous month and up 2.8% from last year.

A total of 147 apartments were reported to have sold, down 24.2% from the previous month and down 3.9% from last year.

New listings for the month were up 20.7% from December and up 7.7% from last year. The average asking price of a new listing in January was 1,272,300 Yen/sqm, up 6.2% from 2018.
